When you have decided on your plans and basic needs, it’s time to speak with our estimator and talk about any inclusions you might like to add or any amendments you wish to negotiate.

This will form the basis of your draft contract.

Your Draft Contract price is basically our quotation which will incorporate all inclusions as previously outlined in our turn-key packages inclusions list, your nominated amendments and upgrades price in writing.

Once you are satisfied with our Draft Contract, our office staff will generate a full contract with finalised plans. We will arrange for you to sign two copies. One for our records to use in the application process, and one for you to provide to the bank to finalise your finance.

Upon signing your contract, you will be provided with a Selections Package which incorporates all of the information to contact our suppliers including choices of flooring, tiles and kitchens.

Our selections expert, Nicole will take you through the process of making selections and she will use her wealth of knowledge and experience to make suggestions for any other variations you hadn’t previously considered. These costs will be documented and signed off by you. You will receive invoices for these variations, along with your final practical completion invoice, once the Final Occupation Certificate is received.

If your property is for investment purposes and you’d rather not use your valuable time for this process, Nicole has a large range of already hand-picked, tried-and-true selections and swatches. Our investors are more than happy to leave the choices in her hands 99% of the time.

Upon signing your building contract, you will also be asked to sign various Council Consent documents and Application Forms for the councils, water services and certifier.

These documents are submitted by our architects and administration staff to enable the building application process to begin.

Whilst the Council processes are in place, we arrange for site surveys and geotechnical soil testing, BASIX and NatHERS. These costs are included in your contract price.

Home Building Compensation Fund insurance is a safety net in insurance which covers both the home owner and the builder. This insurance is purchased and a certificate is sent to you and also to us as the builder.

Once we receive the Certificate, this prompts your first invoice for the “Deposit (Home Building Compensation Fund)’ component of your contract.

Your Construction Certificate will be issued in due course and the first stone will be turned. Excavation will begin, piers will be poured and the slab for your new home will be down very quickly.

Within a couple of short weeks, the frame will be erected which leads to the brickwork and truss completion. The first few steps of construction run along quite swiftly. Once the bricks and roof are complete, the house is locked up and the process seems to slow down a little. There’s lots to do in this component of the build! The Gyprock will commence and the construction of the interior of the home is carried out by our teams of experienced tradesmen and workers.

The progress payment schedule for your process is as follows:

  • Deposit (HBCF) 5%
  • Construction Certificate 5%
  • Slab and External Drainage 10%
  • Frame (Excluding Trusses) 20%
  • External Brickwork/Trusses/Fascia & Gutter 25%
  • Gyprock/Kitchen/Fixout 20%
  • Practical Completion 10% (Any Variation Invoices will also be issued at this time)

 

Upon completion of the property, we will arrange for you to walk through the home with our Building Supervisor and our Customer Service Officer.

This is your chance to speak with our supervisor and address any questions that you may have about the home.

Our supervisor will address all final touches and we will apply for the Final Occupation Certificate from our certifiers.

We’ll even keep your lawn and gardens watered!

Once the Final Occupation Certificate is issued, a copy will be sent to you and also a copy to us which triggers the Final Practical Completion Invoice to be generated.

When we receive confirmation of payment of the invoice, the keys are yours!

Our Customer Service Officer, Samantha, will meet you onsite and handover your home to you. Samantha will provide you with all keys and any information you will need. She will explain the processes of obtaining your bins from Council and advise you of the electricity and gas connection account transfer.

We provide a 13 week warranty and maintenance period. If you identify anything that needs to be addressed, we will send our relevant trades to attend to your issues in a swift and timely manner.

All of our tradespeople are long term subcontractors who have been with us for many years and know how our clock works and the quality of finishes we expect.
